We respond to work orders within 1 business day. Our office hours are Monday-Friday, 9am-4pm. If a Work Order is placed outside of these hours, we will get back to you next business day. For emergencies, please call the Maintenance Hotline.

Emergencies
What is an emergency?
- Water Leaks: Example: A broken pipe causing water
to flood the floor - Gas Leak: If you smell gas call SDGE ASAP: 1-800-611-7343
- Electrical Issues: For Ex. Sparks or smoke coming
from outlets or appliances - Heating/Cooling Failures: No heat during winter
months, or no air conditioning during summer - Broken Locks or Security Issues: A broken front door lock or windows that won’t lock at all

What is not an emergency?
- Bathtub drain not functioning properly
- If you see pests around the property
- A toilet is running
- The microwave stopped working
- A window screen is broken
- Garage door not working
These are not emergencies and require work order in RentVine
Recommendations
NOTE
If a service call results from tenant misuse, the tenant will be responsible for the maintenance call fee
DO NOT PUT THE FOLLOWING DOWN THE DRAIN
- Hard foods- Bones, nuts, pits, and other hard food scraps can damage or jam the blades
- Eggshells- The thin membrane inside eggshells can get
caught in the impellers and cause the disposal to malfunction - Grease, oil, or cooking fat- These can solidify and clog the drain
- Fibrous foods- Stringy vegetables like celery, kale, lettuce, and chard can tangle up inside the unit and jam it
- Coffee grounds- These granules can accumulate in the
disposal and turn into a thick sludge that causes drain clogs - Potato peels- Potato peels can expand in water and cause clogs or get tangled in the disposal blades
- Non-food items- Forks, spoons, napkins, or food wrappers can get into the disposal and cause it to malfunction
- Caustic cleaning chemicals
HOA Violations
Tenant Responsible for HOA Violation Fees & Towing

- Only Park in Designated Parking Areas Permits may be required
- No animals of any kind may come on property unless stated in your lease
- No excessive noise from animals included in lease
- Trash cans must be stored inside garage unless stated otherwise in your lease
- No smoking of ANY kind allowed on property. Not in yard, not inside. Any smoking must be outside of property lines
- No excessive noise of any kind permitted on property
Lights & Keys
- Tenant Responsible for lightbulb changes during lease
- If a handyman is needed it will be at the tenant expense
- Tenant is responsible for water filter replacements. If a handyman is needed it will be at the tenant expense
- If tenant locks themselves out of the house a locksmith will be called at the tenant expense
Tenant Responsibilities
All bills are added to rentvine by the 1st of the month
Utility Charges are due with rent on the 1st of the month unless stated otherwise in your lease
