Introduction

Why duplexes and triplexes need a different approach

Our duplex property management in San Diego starts from one fact: in a small building, every unit is a large share of the income. In a duplex, one empty unit is half the building. In a triplex, it is a third. A single slow turnover or one bad tenant placement shows up directly in your yearly return.

Small buildings also come with their own rules and choices. Many owners live in one of the units, finance the property with a residential loan, or qualify for exemptions that larger buildings do not. We manage around those details so the building runs smoothly at the scale of two or three doors.

Vacancy

Why vacancy hits small buildings harder

Sketch illustrating how vacancy affects small buildings
Share of a year's rent lost when one unit sits empty for one month
Duplex (2 units)
4.2%
$2,453 of $58,872
Triplex (3 units)
2.8%
$2,453 of $88,308
Fourplex (4 units)
2.1%
$2,453 of $117,744
10-unit building
0.8%
$2,453 of $294,360

Calculated by Palm Tree Properties: one month of rent at the San Diego average asking rent of $2,453 per unit (Kidder Mathews, 2Q 2026) divided by 12 months of rent for every unit in the building. The percentage is the same at any rent level.

At San Diego's average asking rent of $2,453 per unit, one empty month costs a duplex 4.2% of its yearly rent and a triplex 2.8%. The same empty month costs a 10-unit building 0.8%. That is why our goal is to lease vacant units in under 15 days, and why we start marketing before the current resident moves out whenever the lease allows it.

Duplexes and triplexes vs. larger buildings: what changes

The number of units changes how lenders treat a property, which exemptions are possible and how much a single vacancy costs.

Self-management

Thinking about managing it yourself?

Many owners of small buildings start by self-managing. The work grows with each tenant change: listing, showings, screening, deposits, move-out inspection and re-leasing, on top of repair calls and legal notices. If your time is better spent elsewhere, we can take all of it over.

FAQ

Duplex and triplex property management FAQ

Do you manage a single duplex?
Yes. We manage single duplexes and triplexes, and buildings with 2 to 4 units are a large part of what we manage. Many of the owners we work with have one 2 to 4 unit building.
I live in one unit of my duplex. Can you manage the other unit?
Yes. We handle leasing, rent and repairs for the rental unit, so you are a neighbor to your tenant instead of their landlord.
Is my duplex exempt from AB 1482?
It can be. Under California law, a duplex is generally exempt from the statewide rent cap and just-cause rules when the owner lived in one unit at the start of the tenancy and still lives there. Triplexes do not get this exemption. Buildings in the City of San Diego may also be covered by the city's Tenant Protection Ordinance. We check your building during the evaluation.
How much does triplex property management cost in San Diego?
We set competitive, personalized fees based on the number of units, the property type and the services you need, and we outline them at your consultation.
How fast can you fill a vacant unit?
Our goal is to lease vacant units in under 15 days. We start marketing before the current resident moves out whenever the lease allows it.
Do you also manage larger apartment buildings?
Yes. See our multifamily property management in San Diego for fourplexes and apartment buildings of every size.
