Introduction

Apartment building property management for San Diego owners

Palm Tree Properties provides multifamily property management in San Diego for owners of fourplexes, apartment buildings and larger communities. We handle leasing, rent collection, maintenance, compliance and reporting, so you deal with one point of contact and read one monthly report instead of fielding every resident call yourself.

San Diego is a renter-heavy market. About 45% of occupied homes in San Diego County are renter-occupied, and the regional apartment vacancy rate reached 5.5% in the second quarter of 2026, up from 4.9% a year earlier. With more units competing for the same renters, the way a building is run shows up quickly in its occupancy and income.

U.S. Census Bureau QuickFacts, San Diego County, 2019 to 2023 (owner-occupied rate 54.5%). Kidder Mathews, San Diego Multifamily Market Research, 2Q 2026.

Services

What our multifamily property management in San Diego includes

Leasing and tenant screening

We market vacant units, run showings and screen every applicant. Our goal is to lease vacant units in under 15 days, and marketing starts before the current resident moves out whenever the lease allows it.

Rent collection

Residents pay through our online portal. We follow up on late payments on a set schedule and handle deposits by the book.

Maintenance coordination

Residents send repair requests through our online portal. We sort them by urgency, send the right vendor and follow up until the job is closed.

Vendor management

We use licensed and insured vendors, get competing bids on larger jobs and ask for your approval before larger repairs.

Apartment unit turnover in progress in San Diego

Unit turnover

We plan the move-out inspection, cleaning, repairs and new listing before the unit is empty, so it spends fewer days without rent.

Compliance

We time rent increases, notices and lease terms to match AB 1482 and the City of San Diego Tenant Protection Ordinance where they apply.

Owner reporting

You get a monthly owner statement with income, expenses, rent roll, delinquency and work orders, plus year-end 1099s and tax-ready records.

Resident communication

Residents reach us through one portal and get timely updates, which helps renewals and keeps turnover costs down.

Building Sizes

2-3 units

Duplexes and triplexes

Small buildings feel every vacancy. In a duplex, one unit empty for one month costs 4.2% of the building's yearly rent. Our duplex and triplex property management is set up for fast turnovers and careful screening.

Fourplexes and apartment buildings

We count multifamily from 4 units up. Fourplex property management in San Diego and larger apartment buildings run on the same system: scheduled inspections, vendor oversight and one monthly report that shows every unit.

San Diego Rental Rules

San Diego rental rules we manage for you

Most San Diego apartment buildings are covered by California's Tenant Protection Act (AB 1482). Where it applies, annual rent increases are limited to 5% plus the regional change in the cost of living, up to a maximum of 10%, and most tenancies of 12 months or more can only end for a reason the law allows. Buildings inside the City of San Diego also follow the city's Tenant Protection Ordinance. We check which rules apply to each building and time every notice and increase to match.

We set competitive, personalized fees based on the number of units, the property type and the services you need, and we outline them at your consultation.
Do you manage fourplexes and smaller buildings?
Yes. We count multifamily from 4 units, so fourplex property management in San Diego is part of this service. We also manage duplexes and triplexes, and buildings with 2 to 4 units are a large part of what we manage. Read more about our duplex and triplex property management.
Which areas of San Diego do you serve?
We manage properties in Bay Park, Cardiff by the Sea, Carlsbad, Carmel Valley, Chula Vista, Clairemont, Coronado, Del Mar, Del Sur, Downtown San Diego, El Cajon, Encinitas, Escondido, Hillcrest, Kensington, La Jolla, Mission Beach, Mission Hills, North Park, Ocean Beach, Oceanside, Pacific Beach, Point Loma, Poway, Ramona, Rancho Bernardo, Rancho Santa Fe, San Carlos, San Marcos, Scripps Ranch, Serra Mesa, Solana Beach, Spring Valley, Tierrasanta, University City and University Heights. See all the areas we serve.
Does AB 1482 apply to my building?
Most apartment buildings in California are covered. Common exceptions include buildings with a certificate of occupancy issued in the last 15 years, and a duplex where the owner lived in one unit when the tenancy began and still lives there. We confirm which rules apply during your evaluation.
What reports will I receive?
A monthly owner statement with income, expenses, rent roll, delinquency and work orders, plus year-end 1099s and tax-ready records.
How long does it take to switch from my current manager?
Generally about two weeks, depending on the size of the portfolio. We evaluate your property first and give you the timeline before we start.
Is there a long-term contract?
Our management agreements are customized to each property. We go over the terms with you during your consultation.
