How do I switch from my current property manager? +
We handle the whole thing for you. We contact your current company, let your tenants know what's happening, and move all the paperwork over. Most switches are done in about a week. All you have to do is sign our agreement.
What does "first month free" mean exactly? +
It means we waive our 8% management fee for your first month. We're confident you'll want to stay once you see how we work.
What does it cost? +
Our ongoing management fee is 8% of the rent we collect each month. When we place a new tenant, there's a one-time leasing fee of 50% of first month's rent. There's also a one-time $395 onboarding fee when you first sign up. That's it — no renewal fees, no inspection fees, no markups on maintenance. We keep it simple.
How fast can you get my place rented? +
Every property is different, but we typically find a good tenant in 2 to 3 weeks. We use professional photos, price it competitively for the San Diego market, and list it on over 20 websites. We move fast, but we never rush the screening process.
What happens during the free phone call? +
It's a relaxed, 10-minute conversation. You tell me about your property and what's been frustrating you, and I'll explain how we'd handle things differently. If we're a good fit, great. If not, no hard feelings. There's no sales pitch.
