Maintenance & repairs

When a repair comes up, it's logged, reviewed, and coordinated with trusted vendors - with owner approval on larger, non-emergency work. The goal is simple: protect your property and keep tenants taken care of, without the day-to-day landing on you.

Owner FAQ

Common owner questions.

For residential properties, management is 8% of monthly rent collected. For 1-4 residential units, the minimum monthly management fee is $150, or 8% of collected rent, whichever applies. The management fee is $0 while a unit is vacant, because it's based on rent actually collected. For multifamily properties with 5+ units, pricing is customized - we review the building's units, rents, occupancy, and operational needs before preparing a proposal.
No hidden fees. There is no lease renewal fee, no inspection fee, and no maintenance markup - $0 on each. The one-time onboarding fee is $395, and the leasing fee is 50% of the first month's rent, charged one time per new tenant placed.
Owner distributions are sent on the last business day of the month. You can follow your statements and your property's financial activity anytime through your Rentvine owner portal.
Routine and emergency work is handled for you so small issues don't become big ones. Your approval is required for non-emergency repairs over $1,000, so you stay in control of the larger decisions on your property.
On average, 2-3 weeks. Listings go out to 30+ platforms within 24 hours of a vacancy, paired with pricing strategy and screening to place qualified, reliable tenants.
The initial management agreement runs 12 months. After the initial term, it continues month-to-month with 30 days' notice to cancel.
